win8 / win2012 xaml app without app store

Hi

I want to develop a app for internal use only that runs on win8/win2012 in metro mode.Dontwant / need app store.

Possible ? I have read

(sideloading). Much too complicated.

I just want to develop and deploy / run app as eays as ever before win store. No sideloading product keys, set group policies etc.

How to proceed in VS2012, steps, tutorial to select correct project template, install, run app.

I mean: it starts that vs wants a developers license, when I make a new empty xaml app. What for ? we are ms - partners, all servers, vs etc are licensed ? I have to sign in at ms to make such a project: seriously ?

Really: I just want to make an internal winrt app!!!
